Packing Guide
Two months prior to Moving Day- Check costs of tmck rental at two places - Arrange to transfer your child’s school records - Choose a moving company - Start to utilize all items in your home you do not wish to move such as cleaning supplies, and frozen foods. - Clean out your garage and attic - Keep a filing system in place for your moving records Four to six weeks prior to Moving Day - Complete change of address cards at the post office - Make storage unit arrangements - Clean out all closets and drawers of any items you do not wish to move and have a yard sale or take to chosen charity - Schedule your travel plans to move - Collect your legal documents and medicals records from providers to take with you/or have them transferred - Check to be sure your items will be covered by your insurance while in the moving process Two weeks prior to Moving Day - Get rid of any items you do not wish to move (take to dump and or landfill) - Cancel newspaper - Change your address 8nd send out change of address cards - Pick up all dry cleaning and return any library books - Transfer prescriptions - Notify creditors of your new address to prevent late payments of bills - Arrange for utilities to be connected at new home and disconnected at your old one One day before Moving Day - Transfer bank accounts - Close and empty your safe deposit box - Defrost freezer and refrigerator - Disconnect and prepare appliances you plan to move - Confirm travel arrival ~nd departure time of your moving van! truck Packing Guide Packing all your own items will save you money. Since this can be a very stressful time we have come with a list of items and techniques to make this move easier for you. 1. Use the proper packing materials. Sturdy boxes, packaging tape, bubble wrap, and packing peanuts may be purchased at your local supply store, moving company or shipping company. Ask your local agent about which companies provide these supplies locally. You can also find wardrobe boxes and other supplies which will be useful there. We recommend having the following on hand: - Razor - Black markers - Packing tape - Labels - Moving Styrofoam peanuts 2. One Room At a Time It’s more efficient and stressful to pack one room at a time. Be sure you label each box according to its contents, if its breakable be sure to label it "FRAGILE”. Make a list of what you have placed in each box so when you need to locate an item you know exactly what box its in. We recommend numbering the boxes as you go. 3. You Can NOT Move That Item

PEST & WOOD DAMAGE INSPECTION1. THE RESULTS OF THIS TYPE OF INSPECTION ARE MANY TiMES ISSUED IN THE FORM OF A “REPORT”. 2. BE CAREFUL OF THE TERM “CLEAR” OR “CLEARANCE” WHEN USED IN RELATION TO THIS TYPE OF REPORT. STRUCTURES ARE MADE OF 1000’S OF PARTS AND GENERALLY NO ONE TAKES THE STRUCTIJRE APART TO EXAMINE ALL THOSE PARTS. FOR THIS REASON IT IS VIRTUALLY IMPOSSLBLE TO CLAIM THE STRUCTURES ARE “CLEAR”. 3. BE SURE YOU UNDERSTAND WHAT IS COVERED BY YOUR REPORT. DOES IT COVER TERMITES (WHAT TYPES), OTHER WOOD DESTROYING INSECTS (WHAT TYPES), FUNGI, MOISTURE OR OTHER WOOD DESTROYING ORGANISMS. 4. WHAT AREAS OF THE STRUCTURE ARE EVALUATED IN THE REPORT? BELOW THE FIRST FLOOR LEVEL? ABOVE THE FIRST FLOOR LEVEL? WINDOW SILLS9 SOFFITS? ATTICS? ROOFS? OUTBUILDINGS? BASEMENTS? ENTRANCE DOOR AREAS? ATTACHED GARAGES? PORCHES? 5. KNOW WHAT THE EXPERTISE OF THE INSPECTOR IS. IF THEY ARE NOT STRUCTURAL EXPERTS THEY MAY NOT ADDRESS SUCH THINGS AS STABILITY OF THE STRUCTURE, ELECTRICAL SYSTEMS, PLUMBING SYSTEMS OR LEAKING ROOFS. 6. USUALLY THIS IS A “SIGHT” INSPECTION AND INSPECTORS MAY DISCLAIM THAT THEY DO NOT MOVE ANYTHING TO MAKE THE EXAMINATION. KNOW WHETHER SUCH THINGS AS INSULATION, CARPETS, APPLIANCES, FURNITURE, DRAPES, WALL COVERINGS OR OTHER ITEMS HAVE BEEN MOVED BEFORE INSPECTING. HAVE HARD TO ACCESS AREAS BEEN INSPECTED? 7. KNOW IF THERE ARE ANY KLND OF WARRANTIES EXPRESSED OR IMPLIED BY THE REPORT. [F YES, BE SURE TO READ THE TERMS OF SUCH WARRANTIES. 8. SOMETLMES SECOND OPINIONS ARE NECESSARY! DO NOT BE SHY IN MAKING SURE YOU KNOW WHAT YOU ARE BUYING! 9. (I-AM-NOT AN EXPERT IN THIS AREA.) Square Footage
The STRUCTURES on the land are sometimes measured by different methods. Sometimes the structure may be measured totally from outside dimensions. Sometimes it will be measured from the inside dimensions of only certain rooms or areas. The rooms or areas chosen may depend on the uses planned for the structure. Sometimes these rooms or areas may include those with heat only or sometimes with heat and air conditioning or sometimes with no heat or air conditioning at all. Many times the REALTOR and the Appraiser and the Buyer may all measure the structures and all three arrive at different numbers. There are many other factors that can cause measurements to vary. The measuring devices used and the mathematical skill of the person are two such examples. FOR THESE REASONS IT IS RECOMMENDED THAT BUYERS MEASURE THE STRUCTURES THEMSELVES OR HAVE SOMEONE ELSE MEASURE THE STRUCTURES IN THEIR PRESENCE, ALWAYS KEEPING IN MIND THE USES THE BUYERS HAVE IN MIND FOR THE STRUCTURE. |
